As an appraisal management company that only works with licensed appraisers, our job is to provide professional, objective, opinions of property values in a documented format, usually referred to as an appraisal report. Our certified appraisers are qualified following extensive training programs which include courses, tests, and practical demonstrations as well as additional continuing professional development courses, post-certification.

How do we conduct home valuations?

Our valuations are conducted based on a number of factors including the property location, cost of renovations, and recent sales of similar properties in the vicinity. At the start of the process, our professional appraisers pay a friendly visit to the property with the intention of identifying any attributes which could potentially increase or decrease the value.

Following this visual inspection, a report is typically generated in one of three ways:-
– Cost-Based Appraisal, where the physical deterioration + depreciation values are deducted from the land value + the cost of restoring the property to a habitable standard.
– Sales-Based Appraisal, where the valuation is mirrored by the average selling prices of similar sold properties within the vicinity. This method tends to be favored by most appraisers as the most verifiable indicator of a property’s value.
– Income-Based Appraisal, where the value of a property is pegged against the returns on the investment made by any investor in the property. This tends to be the least favored valuation method used by our appraisers.

What do appraisal reports contain?

Depending on the appraisal method used to generate an report, its structure may vary. However, the contents tend to include the following:
– Applicable dates over which the appraiser’s valuations are made.
– The purpose of the report.
– A brief explanation of the type of value reported
– Features that may be relevant to the appraisal such as location, square-foot measurements, the additional non-real estate features e.g trade fixtures, and more.
– Legal clauses the property is bound by such as restrictions, leases, reservations, and more.
